The Challenge: Combining Aesthetics, Fire Safety, and Durability in High-End Milton Keynes Development

Bowback House, an ambitious residential development in Milton Keynes, demanded more than just luxury – it required advanced fire safety and durability standards, especially for the terraces and outdoor areas. HG Living, the developer behind this high-end project, sought a terrace flooring system that not only looked exceptional but was also fully compliant with strict fire safety regulations. With limited time and challenging site constraints, they needed a solution that balanced visual appeal, safety, and speed of installation.

Given the project’s prestige, the system also had to complement the stunning roofscape while adhering to height restrictions and working around a complex drainage crate substructure. The tight project deadlines added further pressure to deliver quickly, without compromising on quality or safety.

The Solution: RYNO’s Vitrified Composite Decking and Pedestal System – Fast, Safe, and Stylish

HG Living reached out to RYNO after being impressed by the realistic wood-effect finish of RYNO’s TerraSmart® Vitrified Composite® Decking System. After a same-day sample drop to HAALO, the project architect, they were convinced that this system would meet both the aesthetic and regulatory demands of the project. The Vitrified Composite decking system is not only visually stunning but also non-combustible, achieving an A1 fire rating. Furthermore, its design ensures it is inherently wind-uplift-proof, providing additional security on exposed terrace areas.

Quick Installation and Stock Availability

Speed was critical as the project was nearing completion. RYNO’s stock availability proved vital in meeting deadlines. Since all components of the system were available from stock, including the decking boards, no time was wasted on manufacturing delays. This allowed the team to deliver and install quickly, ensuring the project remained on track.

Solving Height and Substructure Challenges

The terrace presented another significant challenge: low height build-ups and a drainage crate substructure. RYNO’s team worked closely with the site team to survey and design a bespoke support system that would provide the necessary strength and stability while adhering to the minimal height build-up required. This bespoke design ensured a rigid and stable installation, preventing any issues during use.

Collaborative Problem-Solving: RYNO and Kilhan Construction Partnership

In addition to the decking system, RYNO worked in tandem with Kilhan Construction, the subcontractor responsible for the terrace paving. Kilhan required a durable and fast-to-install paving support system. RYNO provided their TerraSmart Pedestal Paving System to support the concrete paving on the terrace level. The metal pedestals used were not only fully non-combustible but also designed for long-term durability, offering a 30-year warranty and a 60-year design life.

Thanks to RYNO’s quick turnaround, fire-rated materials, and custom design solutions, the Bowback House terraces and outdoor spaces were completed to the highest standards.
